Routine Property Maintenance Service

Our Maintenance Department provides excellent day to day maintenance service for any call that may come our way. We have a team of dedicated and skilled maintenance technicians that respond in a timely manner to all tenant and owner requests. Emergencies are responded to the same day and each team member does all they can to ensure a mutually beneficial resolution. Routine maintenance services are billed on an hourly basis to ensure our pricing remains the most economical for the property owner.

Pricing & Billing Process
Our Routine Maintenance services are offered on a pay for what you use model. Our rate is $45 per labor hour and is calculated by the minute. This means you are charged for the exact time that is used.

We bill our labor charges weekly and each invoice will outline a description of work completed, hours logged, and the property so that you can see exactly what we have done and why. Upon request, we can even provide photos of the work before and after!

Subcontractor Relationships
We have many relationships with reliable sub-contractors for larger repairs such as electrical services, plumbing, and HVAC. A company is never subcontracted unless we have proven their reliability to our clients by contracting them on our own portfolio. We want to ensure anyone coming in contact with your property and tenants is of the highest possible quality. Our expectations are set high and our valued sub-contractors understand and respect those expectations.

Owner Approval Process
Work expected to be over $500 in total (materials + labor) requires approval by an owner prior to us beginning the work. We will communicate to you the property, issue, our proposed resolution, and anticipated cost of work. If approved, we will schedule it immediately to complete. If denied, we will rely on your efforts to address the concerns of the tenants.
