Job Summary:

The Client Accounting Representative will be responsible for the day to day accounting functions for a select number of our property management clients. Daily, the accounting representative will work to report on income, expense items, and process bill pay for various rental portfolios. This position is a combination of both A/R and A/P functions including account reconciliations and supporting documentation management.

Duties/Responsibilities:

  • Handles the daily review of accounting transactions for assigned accounts including labor, materials, subcontractor, and various other operating transactions.
  • Attend meetings with co-workers, property managers, and management to ensure tasks are being completed and to review company processes and procedures.
  • Work to process monthly mortgage payments on loans for rental properties.
  • Handle the monthly reconciliation of accounts for rental portfolios varying in size from single properties to 5+ properties in size.
  • Review of property tax bills, insurance bills, and invoices for subcontracted labor. Confirm accuracy, upload into the system, and issue payments as needed.
  • Review and make corrections to owner rental statements regularly.
  • To answer clients’ questions regarding their accounts, incomes, and expense items.
  • To process monthly each assigned owner’s Rental statement and issuance of their owner draw by ACH to their personal accounts.
  • Scanning, electronic filing of and uploading of billing invoices and statements.

Required Skills/Abilities:

Towne Housing Real Estate is looking for skilled maintenance technicians with experience in property maintenance, routine repairs, apartment cleanups, and dealing with tenants to solve their maintenance needs. Strong understanding of remodeling, sink/shower/toilet leaks, basic electrical, and basic plumbing required. We manage a portfolio of over 1,000+ apartments in the Western New York Area.

We offer competitive pay based on having your own transportation (truck preferred), basic hand tools, and based on your experience level.

Job tasks would include but are not limited to:

  • Emergency calls such as leaks, no power, no heat
  • Fix sinks, toilets, lights
  • Make necessary material runs as needed on a job by job basis
  • Be okay to travel to multiple job sites on occasion

The Leasing Agent ensures maximum occupancy of rental units. Oversees completion of all necessary paperwork, reporting and ensures proper customer service. Responsible to review all tenant screenings ensuring the company is renting to residents that meet the corporate requirements and qualifications.

Duties/Responsibilities:

  • Oversee the marketing and advertising of vacancies on media/advertisements to attract potential tenants.
  • Reports monthly on number of units on the market, fee collections, days on market.
  • Run background checks on potential tenants to evaluate their credit status and criminal records to determine if they are eligible to occupy a building.
  • Oversee the processing and approval of client applications and lease documents.
  • Attend meetings during which leasing operations are discussed to identify solutions necessary for achieving occupancy targets.
  • Conduct survey of the property market to obtain information on competing lease rates and other trends that affect occupancy/rent.
  • Ensure the proper documentation and storage of leasing files.

Job Summary:

The Project Manager will oversee the Remodel Technicians in the field and respective tasks and responsibilities of each team member on a daily basis to ensure the successful completion of remodel work and department goals. To monitor, oversee and assist the remodel technicians when necessary and to answer their questions about the scope of work and tasks to be completed on site. This position is also responsible for the scope and quotes for various projects and the presentation of that information to the property owner and to answer any questions the Owner may have in an effort to resolve issues at properties and to rehab vacant units.

Supervisory Responsibilities:

  • Oversees Remodel Technicians in the field to ensure that the scope of work is being completed, on time and that the work is meeting the standards of workmanship of the company.
  • Effectively manage their schedule to ensure all required tasks are being completed on time and nothing is slipping through the cracks. Work to manage the schedules of technicians and remodel contractors as requested or as needed to ensure our success in the field.
  • Regularly review the company schedule to ensure projects are being completed on time as planned. And to update the Director of Maintenance, Management Team and Property Owners on changes in timeline, delays or completion of unit work.
  • Meet with manager to ensure effective and timely communication of all projects, buildertrend, t-sheets, and quote review and all other company business weekly.
  • Reviews employee performance and provides details to the Director of Maintenance for employee performance reviews, PIPs, Write Ups and terminations if necessary.

Duties/Responsibilities:

  • Secure, Scope and Quote unit turnover and remodel work needed at newly vacated units or as requested by property Owners and our management team.
  • Follow up on quoted work with owners to determine if they are approving the work to be done. Assist owners in answering their questions related to work scoped.
  • Conduct an initial analysis of work to be done, scope and tasks at hand with remodel techs the day a project commences.
  • Conduct regular status checks on the unit during the course of a project and to confirm at the end of each day each project is on track.
  • To conduct a Final Project inspection prior to the crew leaving the job site. To ensure the entire scope has been completed, on time and in accordance to our quality of work standards.
  • Work with 3rd party vendors as needed to complete required or requested tasks.
  • Meet with property appraisers or property inspectors as requested.
  • Schedule cleaners to clean a completed unit prior to leasing.
  • Notify Property Management team when a unit is done and cleaned and ready to begin the leasing process.
  • Help solve issues on site as needed to ensure the integrity of each of our managed properties and to protect against further damages.

Required Skills/Abilities:

  • Extensive knowledge of building systems such as plumbing, electrical, and HVAC.
